LCR Capital Partners is pleased to announce the launch of Rivana at Innovation Station, a USCIS-approved EB-5 infrastructure project in Northern Virginia.

WESTPORT, CT, UNITED STATES, November 4, 2026 /EINPresswire.com/ — LCR Capital Partners, a leading EB-5 regional center and fund manager, is pleased to announce the launch of Rivana at Innovation Station, a USCIS-approved EB-5 infrastructure project in Northern Virginia with access to the 2% visa set-aside reserved specifically for infrastructure investments. Located in Loudoun County, just 25 miles from the White House, the large-scale infrastructure project is positioned to support the region’s national security-related defense and intelligence sectors while benefiting from direct access to Washington Dulles International Airport and the Silver Line Metrorail.

Rivana at Innovation Station represents the first phase of a 103-acre master-planned mixed-use development focused on critical public infrastructure, including roadways, water and sewer systems, public parks, drainage systems, and parking facilities. Upon full build-out, the broader development is expected to deliver up to 3,410 residential units, 1,650 hotel rooms, 288,000 square feet of retail and restaurant space, and more than 3.6 million square feet of office space.

Rivana’s designation as an EB-5 infrastructure project is particularly significant for investors from countries facing visa backlogs. The infrastructure category provides access to a dedicated 2% EB-5 visa set-aside, offering an alternative reserved category at a time when availability in other set-aside categories, particularly rural, has become increasingly constrained.

With a total EB-5 project cost of $304.9 million and a target EB-5 capitalization of $79.2 million, the project is expected to create more than 14 jobs per investor, exceeding the EB-5 program requirement of 10 jobs per investor. Construction began in May 2025 and is expected to be completed by February 2029. Investment terms include a minimum EB-5 investment of $800,000.

Sherman Baldwin, CEO of LCR Capital Partners, commented, “Rivana at Innovation Station represents a unique opportunity for EB-5 investors to participate in a transformative infrastructure-focused development in one of the country’s most dynamic economic corridors. The project combines strong job creation with a strategic location at the center of Northern Virginia’s technology, transportation, and defense ecosystem.”

With its location in Loudoun County—widely recognized as part of “Data Center Alley”—the project sits within one of the most important technology and infrastructure hubs in the United States. The region supports major cloud computing and internet infrastructure providers and continues to experience strong long-term growth driven by technology, government contracting, and transportation connectivity.

The project is also positioned to support national security-related demand. Northern Virginia’s defense and intelligence sectors face a growing need for sensitive compartmented information facilities (SCIFs), and Rivana’s transit-oriented location near Washington, DC, and Dulles International Airport makes it a compelling long-term infrastructure development opportunity.

Suresh Rajan, Founder and Executive Chairman of LCR Capital Partners, added: “Rivana at Innovation Station represents the kind of strategic infrastructure investment we are proud to bring to our clients. Beyond its strong location and long-term growth potential, the project is positioned to help meet the growing demand for modern sensitive compartmented information facilities (SCIFs), supporting the need for critical national security infrastructure. We are particularly excited to offer global families a unique opportunity to invest in a project with both meaningful economic impact for the region and compelling EB-5 benefits.”

The development is led by DWC Holdings LLC and managed by Origami Capital Partners, a firm founded in 2008 that manages approximately $1.2 billion in assets and specializes in structured and flexible investment solutions across real estate, technology, and financial services.

With the addition of this new project offering, LCR Capital Partners continues to solidify its leadership position as an EB-5 regional center and fund manager by offering a diverse portfolio of projects that balance security, compliance, and opportunity for immigrant investors worldwide. The firm has worked with over 1,200 clients from more than 50 countries and has a successful track record of clients who have already received their permanent green cards and the return of their invested capital.
